Planning & Zoning


Through long-range planning and current project processing, the Planning and Zoning team works with residents and businesses to ensure that the type, scale, character and location of development – both private and public – reflects the community’s vision and values.

These decisions are guided by the City’s Comprehensive Plan which outlines how the City will meet the community needs for land, public facilities and infrastructure based upon a 20 year forecast of housing and job growth and the Land Development Regulations which outlines the specific standards, and guidelines for development consistent with the Comprehensive Plan. 

In addition to processing planning permits, the department oversees the Historic Preservation Advisory Board, Resident's Advisory Board, supports the Planning Board and City Commission, and maintains the City’s Geographic Information System (maps and data).

PLANNING DIVISION INFORMATION: 

COMPREHENSIVE PLANNING 

Also known as future land use, the Comprehensive Plan sets the vision for the development pattern in the City, including parks, streets, residential, commercial, and environmental protection.  

CURRENT PLANNING / DEVELOPMENT REVIEW 

What is more commonly known as planning and zoning, the Current Planning Section of the Community Development Department is responsible for review and approval of current planning projects and analyzes requests for development approval of site and construction plans, subdivision plats, zoning amendments, and variances from the City's Land Development Regulations,
